1. What is Public Housing in 2026?

Public housing consists of apartments or houses owned by a Public Housing Agency (PHA).

  • The Rent Cap: Your rent is generally capped at 30% of your adjusted monthly income. For someone on the maximum SSI, your rent would be approximately $298 per month.
  • Utility Inclusion: In many 2026 public housing developments, basic utilities (water, heat, and trash) are included in that 30%, protecting you from seasonal bill spikes.

2. 2026 "Priority" for Seniors and Disabilities

Waitlists for public housing can be long, but in 2026, many PHAs have implemented Selection Preferences.

  • Fast-Track Categories: You may move to the top of the list if you are:
  • 62 years of age or older.
